As many of you have likely noticed, fiber cable installation work is currently taking place throughout the Ridge. These installation companies have been granted easements (public rights-of-way) by the City of Federal Way to perform this work. While the HOA did not authorize or approve the construction, the City issued permits allow the work to proceed without HOA approval.
Residents may notice impacts to landscaping, sidewalks, and areas near the curb as construction continues. We have been advised that contractors are expected to restore affected areas to their original condition following installation. However, there may be instances where restoration work does not fully return an area to its prior condition.
The HOA will continue working to ensure that our common areas are restored appropriately and that irrigation systems serving HOA-maintained property are functioning properly. Individual homeowners will be responsible for monitoring and addressing any concerns affecting their private property and working directly with the contractors and/or the City as needed.
If you experience concerns related to restoration, safety, or damage to your property, there are two ways to seek assistance:
- Contact the City of Federal Way Public Works Department to file a concern or complaint regarding the construction work.
- Contact the fiber installation contractor, Open Country, directly. We have been provided the following customer service contact:
Aubrie – Open Country Customer Service
(253) 881-6778
As a reminder, homeowners are encouraged to take clear photos of landscaping, irrigation systems, and yard conditions for their records if construction activity may affect their property.
If you have questions regarding HOA common areas at the Ridge, please contact the Board through our property manager, Vicki Ennesser at Zaran Sayre at vicki@zaran.com.
Thank you for your patience and understanding as this work progresses through our community.
