  • Fiber construction update at the Ridge

    As many of you have likely noticed, fiber cable installation work is currently taking place throughout the Ridge. These installation companies have been granted easements (public rights-of-way) by the City of Federal Way to perform this work. While the HOA did not authorize or approve the construction, the City issued permits allow the work to proceed without HOA approval.

    Residents may notice impacts to landscaping, sidewalks, and areas near the curb as construction continues. We have been advised that contractors are expected to restore affected areas to their original condition following installation. However, there may be instances where restoration work does not fully return an area to its prior condition.

  • Ridge 2026 HOA annual meeting & Board elections

    The Ridge HOA Annual Meeting and Board Elections will be held on Wednesday, July 8th, at 6:00 PM at the pavilion in the Ridge’s Big Park.

    During the meeting, we will review the accomplishments of the past year, hear our Treasurer’s annual report, discuss plans for the coming year, and introduce the Board’s nominees. There will also be an opportunity for homeowners to ask questions and share any comments or concerns.

  • Fiber optic construction

    Work related to new fiber optic internet infrastructure has recently begun throughout Federal Way, and in The Ridge, and residents may begin noticing construction activity in and around the neighborhood.

    You may see construction notices posted on doors, utility markings on streets and sidewalks, and work crews operating in and around the neighborhood. At times, this work may require temporary street closures, detours, or temporary on street parking restrictions.

  • New pickleball net and court divider now available

    We’re excited to share that a second pickleball net has now been added to the sports court! The new net can be easily moved into position by two or more people, allowing residents to set up two pickleball courts for play. After use, please return the net to the southwest corner of the sports court for storage.

    In addition, the dividing net used to separate the two pickleball courts has also been installed. To use the divider net:

    • Release the calipers from their secured position on the east side of the fence
    • Pull the cords across the court
    • Connect them to the loops on the west side
    • Pull the separation netting into place

    When finished, please return the divider net to its proper storage position.

    We appreciate everyone’s help in taking care of the equipment and keeping the sports court organized and ready for all residents to enjoy. Have fun and enjoy the expanded pickleball setup!

  • Roundabout Refresher

    With two roundabouts serving as key entry points into the Ridge, we thought it would be helpful to share a quick refresher on how to navigate them safely and smoothly.

    Roundabout Basics:

    • Yield to traffic already in the roundabout. Vehicles inside the circle have the right of way.
    • Slow down as you approach. This gives you time to assess traffic and enter safely.
    • Enter when clear. Don’t stop once you’re inside, keep moving with the flow of traffic.
    • Use your turn signal when exiting. This helps other drivers anticipate your movement.
    • Be mindful of pedestrians. Always yield to anyone crossing at designated crosswalks.

    Roundabouts are designed to reduce accidents and improve traffic flow, but they only work well when everyone follows the same rules.

  • Chafer Beetle Damage Update – Spring Reminder

    The European chafer beetle issue is still affecting lawns in The Ridge, and we are continuing to see signs of active grub damage this spring. Brown patches, slow green-up, and turf disturbed by raccoons and crows indicate that grubs are feeding near the surface again. If your lawn has been impacted, now is the time to assess the damage and begin recovery and treatment steps before the season progresses further.

  • Community security alert

    A Ridge homeowner has reported that two vehicles were broken into between 12:00 AM and 5:00 AM on the morning of February 21st.

    If you observe suspicious activity at any time, please contact our security patrol, F-Dub, at (253) 883-7761 or the Federal Way Police non-emergency line at (253) 835-2121.

    As a general safety reminder, residents are encouraged to keep garage doors closed when not in use. Parking vehicles inside the garage whenever possible, locking car doors, and removing valuables from sight are simple steps that can help reduce the risk of vehicle break-ins.

    Let’s continue looking out for one another and keeping our community safe.

Welcome to our neighborhood

The Ridge is a single-family housing development of 229 homes located in Federal Way, Washington (King County). The neighborhood is managed by The Ridge Homeowners’ Association. Our neighborhood is conveniently located near the King County Aquatics Center, The Federal Way Community Center, Virginia Mason Medical Center, St. Francis Hospital, and just minutes to local shopping and Interstate 5.

The neighborhood houses two parks, a tennis/pickleball court, basketball court, playground, posts for volleyball setup, and a BBQ pavilion. Sidewalks throughout our neighborhood make it a safe place for children and families to walk.

Our mission is to preserve and enhance the value of the private and common properties that are The Ridge, and endeavor to bring our community together.
