Chafer Beetle Damage Update – Spring Reminder

The European chafer beetle issue is still affecting lawns in The Ridge, and we are continuing to see signs of active grub damage this spring. Brown patches, slow green-up, and turf disturbed by raccoons and crows indicate that grubs are feeding near the surface again. If your lawn has been impacted, now is the time to assess the damage and begin recovery and treatment steps before the season progresses further.

Whether you’ve called the Ridge home for many years or are new to the neighborhood, this is a great time to review, or reacquaint yourself with our HOA Community Rules and Guidelines.
One of the most common requests we receive involves architectural applications. 7th Way SW street light project update

We are excited to inform the Ridge residents that the “Federal Way street light infill improvements” project has broken ground at 7th Way SW! The project crew has started to dig the trenches and are marking the locations for the light poles. This project includes the installation of seven light poles starting from the top of 7th Way SW.
This project was started on May 2024 and it was projected for completion on December 2025, but the early start in our neighborhood may indicate that our lights will be installed well before the project deadline.

Holiday lights contest winners announced!

The holiday season has brought a festive sparkle to our community, and we are thrilled to announce the winners of this year’s Holiday Lights Contest! Thank you to everyone who participated and made our neighborhood shine brightly with holiday cheer.

Critical Ridge information

The Ridge HOA will be moving from Targa Real Estate Services to a new property management partner, Zaran Sayre & Associates, as of January 1, 2025. This move is the result of an effort to improve responsiveness while at the same time serve as a cost saving measure. Both Targa and Zaran Sayre have committed to making the transition as smooth and seamless as possible. Unfortunately, this conversation will require each Ridge homeowner to establish a new payment account using a new payment portal.
Instructions on how to establish the new account will be coming to you from Zaran Sayre in the next few weeks, so please keep an eye out for those instructions. After January 1, 2025, you will be able to access the new payment portal through the payment link on Ridge’s new website: www.theridge-hoa.com.
The first payment of your 2025 semi-annual dues of $400 remains due on January 1, 2025, and will be late and subject to a $50 late fee if not paid by February 2, 2025. Payments made for the full $400 prior to January 1st, 2025, will be automatically converted to the new system, giving you until next July to establish your new account.

Updated Community Rules 11/24

The Ridge HOA Board of Directors adopted an amendment to the Ridge’s Community Rules. This amendment changes the charge for late payment of HOA dues from an interest-based rate to a flat late fee amount. This action has been taken to encourage all our homeowners to pay their dues (and any fees or fines) on-time. This amendment was approved on November 13th, 2024, and goes into effect on January 1st, 2025, with the first late fees to be assessed on February 3rd, 2025.

Ridge HOA 2025 budget ratification meeting

The Annual Ridge HOA Budget Ratification Meeting will be held on December 4, 2024, at 6pm at the office of Targa Real Estate Services located at 720 S. 348th Street #2, Federal Way, WA 98003. All Ridge homeowners are invited to attend this meeting. The Board of Directors approved the 2025 Budget on November 13, 2024. The most important thing to note is that THERE WILL BE NO DUES INCREASE IN 2025. Annual dues will remain at $800 per household, with payments of $400 due in January and July of 2025.
The cost increase reflect higher grounds maintenance fees which we hope to partially offset by spending less on water usage. It also reflects the increase in security costs that was approved in early 2024 for the daytime patrol and access to F-Dub’s daytime response, and a slight increase in our property management costs. The 2025 Budget continues to fully fund our reserves.

Car break in 11/8/24

We have received a report from a resident that four men broke into their vehicle early this morning at 12:48am. Both Federal Way police and FDub was contacted after the incident. This is an important reminder for all of us that car break ins and other crimes are on the rise in Federal Way.

Safety tips:
- Remove and or conceal all valuables
- Keep your car tidy and avoid leaving anything visible
- Always lock all doors
- Leave outdoor security lights on
- Consider motion lights and or camera
We can all take part in keeping our neighborhood safe and secure. If you see any suspicious activity please contact F-Dub at 253-883-7761 or by calling Federal Way police.

Mailbox theft alert!

Our security service F-Dub reported that several mailboxes in our community were broken into, while other boxes were attempted to be broken into. This occurred overnight on Saturday to early Sunday morning. It’s been two years or more since the last reported incident of Ridge mailbox theft, but unfortunately it appears to be occurring more frequently in our area.
Please be sure to remove your mail on a daily basis, and place a “stop” with the US Postal Service if you will be away for any length of time. Equally importantly please keep an eye out for any suspicious activities, and if you see any report it immediately to F-Dub at 253-883-7761. Contacting the Federal Way police and the US Postal Service would be helpful as well.
Finally, please check your home cameras and let F-Dub know if you have captured any activities around your mailbox stand, thanks!

Security – Be on the look out for porch pirates – Call: 253-883-7761 if you need to contact our security patrol dispatch. The security company’s name is F-Dub and you should provide them with your Ridge address. However, if you are having a significant emergency you should first call 911 to contact the police.
