  • Chafer Beetle Damage Update – Spring Reminder

    The European chafer beetle issue is still affecting lawns in The Ridge, and we are continuing to see signs of active grub damage this spring. Brown patches, slow green-up, and turf disturbed by raccoons and crows indicate that grubs are feeding near the surface again. If your lawn has been impacted, now is the time to assess the damage and begin recovery and treatment steps before the season progresses further.

  • HOA Community Rules

    Whether you’ve called the Ridge home for many years or are new to the neighborhood, this is a great time to review, or reacquaint yourself with our HOA Community Rules and Guidelines.

    One of the most common requests we receive involves architectural applications. To help streamline the approval process, we’ve included links below to the community rules as well as the applications required for HOA review and approval. Taking a moment to review these materials before starting a project can help avoid delays and ensure everything goes smoothly.

  • Community security alert

    A Ridge homeowner has reported that two vehicles were broken into between 12:00 AM and 5:00 AM on the morning of February 21st.

    If you observe suspicious activity at any time, please contact our security patrol, F-Dub, at (253) 883-7761 or the Federal Way Police non-emergency line at (253) 835-2121.

    As a general safety reminder, residents are encouraged to keep garage doors closed when not in use. Parking vehicles inside the garage whenever possible, locking car doors, and removing valuables from sight are simple steps that can help reduce the risk of vehicle break-ins.

    Let’s continue looking out for one another and keeping our community safe.

    Next time you’re at the playground near the big park pavilion, take a moment to visit our Little Free Library! It’s a wonderful spot to discover a new read, share a favorite book, or encourage little ones to explore something new.

    Thanks to the creativity of our neighbors, the Ridge is glowing with holiday fun this season!   • Ridge 2026 budget & ratification meeting

    We are pleased to share the Ridge HOA’s 2026 Budget, which the Board of Directors adopted at their meeting on November 19, 2025. Please access the approved but not yet ratified 2026 budget information under the Resources tab and click on the Governing Documents link: Click here

    Thanks to careful planning and diligent cost-management over the past year, we are happy to announce that:

    There Will Be No Dues Increase in 2026!

    Annual dues will remain $800, paid in two installments:

    • $400 due January 1, 2026
    • $400 due July 1, 2026

    By successfully reducing or holding steady many of our operating expenses, the HOA will be able to allocate additional funds toward necessary capital improvements, such as repainting our common fences, while also continuing to fully fund our reserves.

  • Please consider adopting at RASKC

    Adopting a pet changes two lives, theirs and yours! Regional Animal Services of King County (RASKC) was formed in 2010 as a partnership between King County and 24 cities. Since then, they’ve cared for thousands of cats and dogs each year, giving homeless pets a safe place until they find their forever families.

    Here are a few simple ways you can make a difference for animals in our community:

    • Adopt: Every adoption gives a pet a second chance at love and care.
    • License: Licensing and adoption fees help support shelter services for animals in need.
    • Volunteer: Give your time to help provide daily care and companionship for pets.
    • Foster: Open your home temporarily to give pets a safe, loving place while they wait for adoption.
    • Donate: Supplies or funds go directly toward animal care and shelter programs.

  • Sport court rules

    To help everyone enjoy our beautiful new sport court and keep it in great condition, we’ve posted rules at two locations, one at the entrance gate and another near the bench. We kindly ask for your cooperation in following these guidelines so the court remains a safe and fun space for all. Thank you in advance for your support!

    Sport Court Rules:

    • Use the court at your own risk
    • No food, glass, or alcoholic beverages
    • No pets allowed
    • No bicycles, rollerblades, or skateboards
    • Proper footwear required
    • Children under 12 must be accompanied by an adult
    • Court use is for residents and their guests only
    • Do not abuse the net or other equipment
    • Court hours: 8:00 AM – 8:00 PM

    We truly appreciate everyone doing their part to take care of this great new community space. Let’s enjoy it together for years to come!


  • New sport court access code

    The lock on the sports court gate has been replaced, and a new entry code is now in use. For security reasons, the combination will not be shared by email or posted online, as the previous code was given out to non-residents. Please note that the code may be updated again in the future.

    Unfortunately, we recently had to repair part of the new court after skateboarders left marks on the surface. We’ve had reports of residents bringing their dogs into the sport court to run and play, which also can result in damage to the playing surface. To protect this community investment, please remember:

    • The court is for the exclusive use of Ridge homeowners.
    • Guests are welcome, but only when accompanied by a homeowner.
    • The lock combination should not be shared with guests or non-residents.

Welcome to our neighborhood

The Ridge is a single-family housing development of 229 homes located in Federal Way, Washington (King County). The neighborhood is managed by The Ridge Homeowners’ Association. Our neighborhood is conveniently located near the King County Aquatics Center, The Federal Way Community Center, Virginia Mason Medical Center, St. Francis Hospital, and just minutes to local shopping and Interstate 5.

The neighborhood houses two parks, a tennis/pickleball court, basketball court, playground, posts for volleyball setup, and a BBQ pavilion. Sidewalks throughout our neighborhood make it a safe place for children and families to walk.

Our mission is to preserve and enhance the value of the private and common properties that are The Ridge, and endeavor to bring our community together.
