Updated Community Rules 11/24

The Ridge HOA Board of Directors adopted an amendment to the Ridge’s Community Rules. This amendment changes the charge for late payment of HOA dues from an interest-based rate to a flat late fee amount. This action has been taken to encourage all our homeowners to pay their dues (and any fees or fines) on-time. This amendment was approved on November 13th, 2024, and goes into effect on January 1st, 2025, with the first late fees to be assessed on February 3rd, 2025.

For 2025 HOA dues will remain at $800 annually, with two payments of $400 due on January 1st and July 1st. Payment will be late if not paid in full by the first working day of the following month, February 3rd and August 1st respectively. Remember that the best way to make sure your dues are paid on-time is to set up an automatic payment schedule through the payment portal on our website: Frontsteps Payment Portal

Welcome to our neighborhood

The Ridge is a single-family housing development of 229 homes located in Federal Way, Washington (King County). The neighborhood is managed by The Ridge Homeowners’ Association. Our neighborhood is conveniently located near the King County Aquatics Center, The Federal Way Community Center, Virginia Mason Medical Center, St. Francis Hospital, and just minutes to local shopping and Interstate 5.

The neighborhood houses two parks, a tennis/pickleball court, basketball court, playground, posts for volleyball setup, and a BBQ pavilion. Sidewalks throughout our neighborhood make it a safe place for children and families to walk.

Our mission is to preserve and enhance the value of the private and common properties that are The Ridge, and endeavor to bring our community together.
